Step 1: Connect With Our Team

Step 2: The Mortgage Tetrahedron – Do You Qualify?

Just like the Fire Tetrahedron explains what makes a fire burn, our Mortgage Tetrahedron explains what’s needed for a loan approval:

  • Income – Stable earnings to support your payment

  • Credit – A history that shows financial responsibility

  • Down Payment – Even a minimum investment shows readiness

Don’t worry—your situation doesn’t have to be perfect in every area. Your MLO will review your profile and match you with the right first responder mortgage program.


Step 3: Complete Your Loan Application (Form 1003)

The next step is the Uniform Residential Loan Application (1003). You can complete this securely online or by phone. You’ll provide details such as:

  • Employment & income history (last 2 years)

  • Residence history (last 2 years)

  • Assets (bank, retirement, and investment accounts)

  • Credit information

  • Desired loan program


Step 4: Gather Required Documents

Being prepared makes the process smoother. Typical documents include:

  • Recent pay stubs (last 30 days)

  • Last 2 years of W-2s or 1099s

  • Federal tax returns (last 2 years, all schedules)

  • Bank, retirement, and investment account statements (last 2 months)

  • Driver’s license (all applicants)

  • Executed purchase contract (for purchases)

  • Credit card (for appraisal order)

If you already own real estate, also provide:

  • Mortgage statements for each property

  • Property tax bill (most recent year)

  • Homeowners insurance info

  • Home equity account info (if applicable)


Step 5: Processing & Appraisal

After your application is submitted, your file is assigned to a Loan Processor, your main point of contact. They’ll:

  • Review your documents and request additional info if needed

  • Order an appraisal through a licensed third-party company

  • Keep you updated on next steps

The appraisal confirms your home’s market value based on a physical inspection and comparable sales.

Step 6: Underwriting & Conditional Approval

Your completed file is submitted to a Mortgage Underwriter, who reviews everything for accuracy and compliance with loan guidelines.

If all looks good, your loan will receive a Conditional Approval. Common conditions include:

  • Additional documentation

  • Title report (to ensure no ownership disputes)

The Title Agent verifies ownership and issues title insurance to protect your rights as the homeowner.


Step 7: Clear to Close

Once all conditions are satisfied, you’ll hear the words every buyer loves: Clear to Close!

At this stage:

  • Your closing date is scheduled

  • Final loan documents are prepared

  • Funds are arranged for disbursement


Step 8: Closing Day

At the closing table, a Closing Agent (title closer) walks you through the final paperwork. You’ll sign your loan documents, and the transaction is officially recorded in county records.

Once completed—your loan is funded, and you receive the keys to your home.
